2022 Franchise Requirements Needed to Own a Commercial Investors Group Franchise.

What does a Commercial Investors Group Franchise Cost?

Commercial Investors Group franchise fees for 2022:

Total Investment: $67,500 - $248,700

  • Includes the franchise fee, start up capital, and working capital for the first deal

Minimum Net Worth: $250,000

  • Candidates with capital they can invest in their own deals will have faster success raising capital from others since they have "skin in the game", but our system teaches people to get seller financing or raise 100% of the down payment by forming a partnership with other investors through a process called "syndication". 

Franchise Fee: $50,000 to $150,000

  • Actual cost is $2-4 per commercial property in the counties they purchase. Bulk discount available. A good sized territory is $50-$100K for a start up franchise. 

Royalty: 17% profits interest

Ad: 50% of franchise fee per year requirement

  • We require the franchisee spends 50% of the franchise fee each year on marketing to generate leads for their business. We help them design and implement these marketing campaigns using our proprietary software, CRETools.

  • This business does not require any employees, but the corporate location has a President, Asset Manager, Appointment Setter, and Executive Assistant. Candidates may also choose to vertically integrate their accounting, construction, leasing, or property management teams as opposed to outsourcing.

  • This concept requires the candidate to get large loans from community banks and credit unions and this process is very difficult if you are not a citizen of the US. 

Ownership: - Active or Semi Passive Only

  • The candidate is the asset manager of the business and performs the work; however, candidates with lots of capital can put a President in place within 6-12 months to take over the active day-to-day management of the business and return to a truly passive business with the exception of having to manage the president. 

Home-Based: Yes

  • We do require they have an office so our training team, investors, and potential sellers have a professional setting for meetings, but the candidate can work from there on an as-needed basis. Most candidates will seek to purchase an office or flex building and office out of the building they own a couple days a week.

  • Commercial real estate is superior to residential investing because it's done during banker's hours, and your investors and tenant's are other businesses that are more fulfilling to work with than the typical single family home renter.

  • We are open to discussing the opportunity for someone to buy multiple locations and place systems in place to develop those territories. We are eager to gain traction in any MSA containing at least 10,000 commercial parcels. This concept does NOT work in rural america because the low tenant demand creates vacancy risk.
